CAMERON COUNTY TAX CLAIM
 
TAX SALES

Properties are sold “as is” and the Tax Claim Bureau makes no representation or warranties as to the title, location, or use of the property.  It is strongly urged that prospective purchasers have an examination made of the title to any property in which they may be interested.  In every case, the property is offered for sale by the Tax Claim Bureau without any guarantee or warranty whatsoever, either as to structures or lack of structures upon the land, title, or any other matter pertaining to the property.  All properties sold under and by virtue of the Act of 1947, P.L. 1368, as amended, known as the Real Estate Tax Sale Law.  All sales are held in the courtroom of the Cameron County Courthouse at 10 a.m.

UPSET SALES:

The Upset Tax Sale is the first sale in the tax sale process.  The sale is held in September of each year.  The Upset Sale is a public auction with the minimum bid starting at the amount of delinquent taxes and tax liens, interest, costs, and municipal claims.  The property is sold subject to all liens, mortgages and judgments.  The final bid price must be paid in full, either by cash, certified check, or personal check with a letter of guarantee from the bank the check is drawn from and made payable to the Cameron County Tax Claim Bureau, as delivered to the Bureau no later than 12 pm on the day of the sale or the bid is withdrawn.

JUDICIAL SALES:

Any property not sold at Upset Sale will proceed to Judicial Sale.  The Judicial Sale is usually held in May or June of the year following the Upset Sale.  The opening bid will include costs only.  All mortgages, liens and judgments are exonerated.

REPOSITORY SALES:

Any property not sold at Judicial Sale will proceed to Repository for Unsold Properties.  Repository properties are sold by submitting a written bid to the Tax Claim Bureau.  All 3 taxing bodies (County, School District, and Municipality where the property is located) must approve/deny the bid at a public meeting.
